Every applicant over 18 yrs old is subject to credit, rental history and employment check.
Rental History:
Applicant should have a minimum of 1 year of verifiable rental history (rentals from relatives or friends do not count) or ownership of a primary residence in their name.
Employment and Income:
The gross monthly income should be no less than 3 times the rental amount for the apartment the applicant is applying for. (Financial aid, grants, child or spousal support, social security or other supplemental income does not count unless it is verifiable, on-going and consistent)
Applicant should be at the same job or within the same industry for one year and must be currently employed.
If applicant is self-employed he (she) will be required to provide a copy of the latest income tax return as a proof of income.
Credit:
Applicant shall have good credit. Credit reports with liens, judgments, bankruptcies, repossessions or excessive collections will not be accepted without a qualified co-signer. We will not rent to applicants with evictions, rent-related collections or judgments on their credit reports.
Co-signers:
Co-signer may be considered in the following cases:
- for applicants with no credit history
- when applicant(s)’ income is less than three times rental amount
- for first-time renters without valid rental history who meet the above credit and income requirements
- for applicants who have had a job in the same industry for less than a year but meet the above credit and rental history requirements
A co-signer is a person who is a United States resident and who will guarantee the rent for another person, but will not live in the unit. The co-signer is subject to the qualifications above, but his (her) gross garnishable monthly income must be no less than 4 times the rental amount. Co-signer will have to fill out a credit application and upon approval will sign an indemnification agreement
